This job was posted by https://joblink.maine.gov : For more information,please see: https://joblink.maine.gov/jobs/1222774DUTIES AND RESPONSIBILITIES Performs, on building and building equipment, the more difficulttesting, diagnosis, maintenance, adjustment and revisionwork, requiring a thorough knowledge of the mechanical, electrical, andelectronic, pneumatic, or hydraulic control andoperating mechanisms of the equipment. Performs trouble shooting andrepair of complex supervisory group control panels,readout and feedback circuits and associated mechanical and electricalcomponents throughout the installation; locates andCorrects Malfunctions In Triggering And Other Electromechanical Andelectronic circuits. Observes the various components of the building systems in operationand applies appropriate testing methods andprocedures to insure continued proper operation. Locates the source of and rectifies trouble in involved orquestionable cases, or in emergency situations where expertattention is required to locate and correct the defect quickly to avoidor minimize interruptions. Installs or alters building equipment and circuits as directed. Reports circumstances surrounding equipment failures and recommendsmeasures for their correction. Performs preventive maintenance inspections of building equipment tolocate incipient mechanical malfunctions and thestandard of maintenance. Initiates work orders requesting correctiveactions for conditions below standard; assists in theestimating of time and materials required. Recommends changes inpreventive maintenance procedures and practices toprovides the proper level of maintenance; assists in the revision ofpreventive maintenance checklists and the frequency ofperforming preventive maintenance routes. In instances of seriousequipment failures, conducts investigation to determinethe cause of the breakdown and to recommend remedial action to preventrecurrence. Uses necessary hand and power tools, specialized equipment, gaugingdevices, and both electrical and electronic testequipment. Reads and interprets schematics, blueprints, wiring diagrams andspecifications in locating and correcting potential orexisting malfunctions and failures. Repairs electro-mechanically operated equipment related to thebuilding or building systems. Repairs, installs, modifies,and maintains building safety systems, support systems and equipment. Works off ladders, scaffolds, and rigging within heights common tothe facility; works under various weather conditionsoutdoors. Completes duties and tasks related to building equipment maintenanceas required. Observes established safety practices and requirements pertaining tothe type of work involved; recommends additionalsafety measures as required. In addition, may oversee the work of lower level maintenanceemployees, advising and instructing them in proper andsafe work methods and checking for adherence to instructions; makein-process and final operational checks and tests ofwork completed by lower level maintenance employees. Performs other job related tasks in support of primary duties.
