Our Building Maintenance Technicians perform a full range of skilled duties related to the maintenance, repair and upkeep of buildings and facilities.Role:Maintenance TechnicianReports to:Director of Property ManagementJob Type:Full-timeCompensation: $20-$35/hour depending on experienceLocation: Omaha, NEBenefits:Health, Dental, Vision, Paid Time Off, Company Events, Hands-on Job TrainingPosition Purpose: Assist in maintaining company buildings and properties to provide a safe, comfortable and productive work environment.Knowledge/Skills & ExperienceRequires high school diploma or equivalentRequires a high degree of mechanical aptitudeRequires knowledge of general building maintenance and operationsRequires working knowledge of HVAC systemsRequires working knowledge of basic plumbing techniquesMust have a valid drivers licenseRequires experience with electricity and basic electrical circuitryMust have good communication skills at all levelsMust be able to read, write and have basic math skillsRequires experience with safe use of table saws, miter saws, drill presses, band saws, airless paint sprayer, cup sprayer, soldering torches, all common hand tools (i.e., wrenches, hammers screwdrivers etc.), etcMust have basic computer familiarity including e-mail and Microsoft programsRequires great customer serviceAbility to take direction from a direct supervisor and create their own schedule based on the direction givenEssential DutiesFollow all company safety rules and applicable regulatory requirements in the course of performing dutiesMonitor and maintain facility grounds, which includes snow removal, grass trimming, weed removal, trash pick-up and any other activities necessary to preserve the professional appearance of the propertyMonitor and maintain the interior and exterior building structure which includes painting, concrete and asphalt repair, drywall patching and any other activities necessary to preserve the professional appearance of the premisesPerform preventative maintenance on facility HVAC systems, air compressors and other equipmentDiagnose problems, identify corrective measures, and repair HVAC systemsAssist in the development and implementation of preventative maintenance proceduresPerform basic carpentry, electrical, mechanical, and plumbing tasksInstall light fixtures and repair/replace light bulbs and ballastsClear obstructions from toilets, sinks, and drainsAssist with maintenance activities related to the fire protection systemBe on call and respond to building emergencies during nights and weekendsOther DutiesInstall, relocate and/or reassemble office furnitureSet up chairs, tables and other equipment for company functionsMonitor contractor work activities to ensure work is proceeding in a safe and efficient mannerHang signs and bannersPerform other similar or less skilled workAttend continuing education classesPhysical Environment & Working ConditionsMust be willing to wear any safety equipment required for the position such as safety–toe shoes, safety glasses, gloves, fall protection equipment, hearing protection, PPE (Personal Protection Equipment) and any other protective equipment necessary for the safe completion of workCertain tasks are inherently messy – the operator must be willing to get dirty in order to complete the workIndividuals must be capable of successfully completing an initial program of classroom instruction regarding the nature of handling, storage and treatment of hazardous material including a review of applicable environmental and safety regulations. Must be willing to continue on the job training on this subject which will be done when deemed necessary by Supervisor or when new materials or regulations are introduced. This training must include emergency response procedures including shutdown of operationsWorks inside and outside in any and all weather conditions and will be exposed to temperature variations typical of historic Denver weather conditionsThe technician must be able to work efficiently with minimal supervisionMust be capable of working on a roof to a height of 50 feetMust be able to climb steps and work from ladders or lift truck platforms to a height of 50 feetMust be able to work with hands and arms using all types of tools and machineryMust be able to reach upward and outward, push, pull, lift up to 80 pounds occasionally and 30 pounds frequentlyMust be able to push/pull up to 1200 pounds using a pallet jackMust be able to stand and/or walk for the entire 8 hour shift, and longer if overtime is requiredMust be able to reach, bend, crawl and twist and be able to work in areas of building where space is limitedMust be able to work in small places to repair equipmentTypical shift: 8AM – 5PMThis Job Is:A job for which military experienced candidates are encouraged to applyOpen to applicants who do not have a high school diploma/GEDA “Fair Chance” job (you or the employer follow Fair Chance hiring practices when performing background checks)Open to applicants who do not have a college diplomaPowered by JazzHRZjDROiT83x
